Rarely do successful entrepreneurs become active mentors, real estate developers and community change agents; all at the same time.

Advocating, mentoring, housing & investing in entrepreneurs since 2014

The Core Venture Studio was created to allow a group of seasoned entrepreneurs and corporate intrapreneurs to mentor, invest, and support Atlanta's burgeoning startup community. The decision was made to take on a "Studio" model, similar to those of media companies, to allow the partners to invest as a group or singularly in projects they have passion for or in projects where their expertise would be most impactful. Early in the process, it became clear that mentorship, investment, and real estate go hand in hand.

Core Development Partners LLC was formed to focus on the development of entrepreneurial real estate environments.

Members of the team were involved in the birth of one of the first tech-focused co-working spaces in Atlanta, Hypepotamus. Core launched its own co-working space, Collider, in Tech Square, which attracted some of the leading tech companies in Atlanta, including Partpic, Kanga, and Luma. These companies have collectively raised millions and grown rapidly. Members of the Core team have since developed over 50,000 square-feet of entrepreneurial space in Atlanta, allowing the city’s start-up, small and medium business communities to flourish while creating jobs.

Over 50 percent of the companies in Core-led entrepreneurial environments have been women-led and 30 percent have been African-American led. The Core team brings a unique mix of entrepreneurship, venture capital, community organizing and real estate development skills to the community transformation process.

Areas of Practice

Entrepreneurial Placemaking

Every business needs a home. We focus on creating the optimal environments for founders, their teams, and the partners that support them. Often this work involves real estate planning & development, tenant development, etc. We have often been called, “Impact Developers".

Community Empowerment (Engagement)

Often new projects simply lack meaningful connections with the surrounding communities. The project’s impact could impact these groups in ways that the project developers can’t imagine or understand. We work with stakeholders to ensure that their project is an honest “benefit” to these groups.

Co-working & Maker Space development

The way people create new businesses has changed over the last 30 years. Property owners often need to rethink how a traditional business space can be converted from an old factory into a dozen offices for modern startups as an example.

Owners’ Representation & Management

The startup and small business placemaking is still a new and fierce frontier for property owners. Core develops educational programs and represents property owners as management partners.

Municipal Entrepreneurial STRATEGies

Municipalities worldwide are rethinking how they can help their constituents move from traditional corporate work into creating their own local, high growth businesses. Post pandemic, this work will be more important than ever.

Lecture, Event & Media participation

We are often asked to speak on past projects, current investments, and our perspective on trending topics.
